Unorthodox solutions make red tape disappear and clear the path for on-time completion.

The Challenge

This project had a very short time frame allotted for obtaining approvals and completing construction and a suitable level of due diligence had not been completed before the property had been purchased.

The Johnston Group team was brought onboard to coordinate all pre-construction and development activities so that construction permits could be issued.

The Solution

The client had completed very little due diligence on the property before closing. Our research determined that there were several significant obstacles that needed to be overcome in order to allow its development.

We quickly identified solutions to overcome those obstacles and pushed the team to execute on the solutions.

Through creative thinking and our strong negotiation skills, we were able to convince all stakeholders to buy into unorthodox solutions very quickly—resulting in approvals and permits being issued in record time.

This project required us to develop strategies very quickly and to utilize every relationship we had in order to achieve all necessary permits, approvals, easements, and development agreements.

Initially, the client had underestimated how intense the approval process would be (i.e., how much governmental red tape there would be) and was elated that we were on the team to help guide the project along smoothly.

This was a great client to work with, and they gave our team all of the necessary resources to complete the project in record time.
