Rescuing an abandoned project through unrelenting determination and open communication

The Challenge

A set of unique circumstances regarding the approval of this project presented significant challenges in working with staff to obtain final certifications within the parameters of the development order. 

Additionally, the developer/tenant terminated their agreement with our client (a national Real Estate Investment Trust) resulting in a domino effect wherein the general contractor and all of its subcontractors abandoned the project at 95% completion. 

The Johnston Group team were asked to help obtain all final approvals from agencies and work with the general contractor to complete all punch work items and closeout the project.

The Solution

Our team worked extensively with the staff to negotiate the issuance of all final approvals and certifications needed to close out the 225k Sq. ft. assisted living facility. This included certificates of occupancy for each of the 5 buildings as well as unpermitted work.

Additionally, we developed an extensive punch list of remaining work to be completed by the GC and successfully negotiated an agreement that would allow for the general contractor to complete the remaining work.  

Upon signing of the agreement our staff remained at the project to oversee the contractor’s work and to provide our client with basic property management services to maintain the functionality of all building systems.
