Reconstruction and restoration of a 19,200 Sq. ft. wholesale facility previously destroyed by fire

The Challenge

The 34-year-old Habitat for Humanity building reconstruction required new site plan approval, permits and adaptation of remaining building components to current building code. It also needed implementation of a new fire sprinkler system and associated permitting.

This project presented multiple design and permitting challenges.  

First the client’s insurance company had established a preliminary budget number within which the team was expected to keep the costs. However, the project budget did not take into consideration the fact that the reconstructive components of the building would need to be brought up to the current code standard. 

Complicating things further, the City no longer had prior records of the project’s approval, including the project development order and building plans. Essentially requiring a start-from-scratch solution. Our team would need to overcome these and other significant obstacles to achieve the client’s desired result of rebuilding the facility and reopening the wholesale store. 

The Solution

Johnston Group's relationship with the City allowed our team to collaborate extensively with the city staff and come up with a design solution and permitting strategy that would achieve the project goal. This included developing a permit strategy that broke the proposed work down into several components to be permitted separately.  

We worked with the city staff to expedite a re-approval of the existing site plan with minimal upgrades to the current code standard in an effort to minimize the impacts of the development standards on the existing site. 

Our coordinated and streamlined design/build process allowed us to seamlessly transition the project from design through permitting into construction. 

The single greatest result of our creative approach and tenacity was not having to adhere to the current code requirements for the entire structure. This gave us the ability to to replace only the damaged portion of the structure and not the entire building, saving our client a considerable amount of time and budget investment.
